The Moroccan property market has grown strongly since Europeans started buying in earnest with many clients showing gains in excess of 150% over a 2-3 year period, and the current weakness of Sterling adding to their profits. Indeed the current economic climate has shown no signs of slowing the Moroccan market down. There remain many parts of Morocco where property values are very attractive, and there remains many opportunities for both capital growth and strong rental retuns. Mortgage finance is also still readily available, as the Moroccan government's strong currency control regime has limited the impact of the global credit crisis.

Being only 15 miles from Europe, access ito Morocco could not be easier.with a variety of air and sea routes from every European country. Tangier is only 30 minutes by ferry from Gibraltar or 2 1/2 hours by air from the UK, while Casablanca is less than a 3 hour flight from the UK. Marrakech has almost 100 flights per week from the UK, and the new airport at Oujda will handle a wide variety of international flights when it opens later this year.

Government supported market liberalisation
The Moroccan government has, since 2002, been working to promote a strong growth in their tourism industry, partially supported by a growth in residential tourism. This strategy is centred around the creation of 6 coastal "super resorts", At present only one of these resorts, Saidia, has property for sale but further releases at Mogador, Taghazout (near Agadir) and Plage Blanche (in the extreme south of the country) are expected in 2009. The changes to property purchase and ownership laws that were required to support this initiative has also benefited the wider property market, resulting in a wide variety of property becomming available to the international market, for touristic, buy to let or residential purposes.
